LAY OF THE LAND
Mountain land is very rarely flat or square in shape. Lot lines of property often follow natural contours or features such as creeks and/or ridges.
Some important guidelines to remember and take into consideration when purchasing raw land are as follows:
- Will the land perk? In other words, does the land allow for a septic?
- Will the land support a well and a septic system?
- Most mountain land is not accessible to city sewer and water, thus relying on a well and septic system.
- Septic systems are based on the number of bedrooms in the home. Obviously, increased number of bedrooms will require a larger septic field. All of these require equal land for backup in the event the primary system should fail.
- The lot needs to be sufficient in size to support the requirements of the counties health department.
Personal considerations should be:
- Does the land have a view? Most people are looking for property with a view of the breathtaking mountains that enticed them into buying here.
- If you should decide to remove trees from the property, are the trees located on the property you are purchasing?
- What is the road access to the property? Snowy conditions could prevent you from being able to access your property.
- What is the exposure? Southern exposures are generally warmer in the winter; however, may require air conditioning in the warmer months. Northern exposures in the higher elevations may not need air conditioning, but could be harder to travel to in snow or icy weather.
When looking for land in the Maggie Valley area, these are just some of things you want to be aware of and consider. The best is advice is to do your homework or better yet, find an agent whom has done theirs! Having a knowledgeable real estate agent working with you can make all the difference in how quickly you find the land of your dreams!
